Feasibility Study

Every project we commit to starts with a study, zoning by-law review, and design intake meeting. Together we explore your stylistic goals, desired square footage, and overall requirements in advance of putting sketching pencil to paper.

Sketching and Design Exploration

Clients work hand in hand with our team as we develop floor plan sketches that are reviewed and revised in person. Exterior perspective sketches are also developed, making this phase crucial to the design development process as it is here that we will determine the structure’s proportions and exterior materials.

Zoning Drawings and Committee of Adjustments

The creation of zoning drawings is crucial to the successful approval of the design we create by the city municipality. Being able to work with our clients closely to fine-tune the file prior to submission is an important part of our approach with every project. When it comes to zoning by-law amendments through the Committee of Adjustment, we will represent our clients and draw on our experience to have your submission successfully approved.

Construction Drawings and Building Permit

Working with our construction team, our firm will carefully assess the decisions made through the design process to ensure the structural composition of each home is both practical and design forward. During this specific phase, we work with our engineering teams to ensure the structural design is both efficient and respectful of our design vision.

Begin Construction

We break ground once we have all our permits, a clear plan and all the required drawings. Once we start construction, its important we have all our contractors selected, our materials sourced and an organized reliable team that will complete the construction phase.

Complete Construction

We will go through all the steps required to build a home starting with: foundation, waterproofing, framing, HVAC & Plumbing & Electrical, drywall, interior paint. At the same time the exterior is being completed which includes roofing, exterior finishes, windows installation.

Interior Finishing

The final step is completing the interior of your home. This is where all the millwork and cabinetry is installed, the hardwood floors, the bathroom tiles, your kitchen island and faucets.

PROJECT LIFECYCLE

A Custom Home, New Build or Complete Gut Renovation can take between 12-18 months to complete. There are several factors that may affect the timeframe including whether the zoning needs to go to Committee of Adjustment, whether all the utility lines are connected and how long the client takes to make decisions.
