Feasibility Study

Before commencing the home extension or addition project, we complete a thorough feasibility study. This study assesses the viability of the project, considering factors such as the structural integrity of the current home, available space, and budget constraints.

Collaborating with Engineers, Architects, and Builders

A team of professionals, including engineers, architects, and our builders, work together to evaluate the existing home's foundations and structural capacity. They work together to determine if the foundations can adequately support the new addition or extension.

Checking Zoning By-Laws

We work with our architect to examine local building by-laws and regulations to understand limitations on square footage addition, setback requirements, and other relevant guidelines. They aim to maximize the added space while adhering to these regulations and staying within the clients budget.

Creating Architectural Drawings

The team develops detailed architectural drawings that outline the design of the new spaces. These plans may involve adjustments to the existing home's layout to ensure a cohesive and functional final result that fulfills the homeowner's needs.

Obtaining Permits and Begin

Once zoning is approved, the detailed construction drawings are submitted. The process may take several months, but upon receiving the green light, construction work can begin. Part of this initial phase may involve partial demolition to make way for the addition or extension.

New Space Framing

We work with experienced framers who can seamlessly join the new addition with the existing home structure. Special care is taken to seamlessly integrate the new structure with the existing home. This involves reinforcing the point of connection to ensure a robust and visually seamless home renovation.

Finishing and Interiors

The final step is completing the interior of your home. This is where all the millwork and cabinetry is installed, the hardwood floors, the bathroom tiles, your kitchen island and faucets.

PROJECT LIFECYCLE

An Addition or Extension can take between 6-12 months to complete. There are several factors that may affect the timeframe including whether the zoning needs to go to Committee of Adjustment and how long the client takes to make decisions.
